How about the "Gloworama" illuminated Art Car Parade!</title><description><![CDATA[<p>H-E-B is sponsoring the first Illuminated Art Car Parade on Nov. 28 beginning at 9 p.m. on Avenida de las Americas near the George R. Brown Convention Center.</p>
<p>Dubbed &ldquo;Gloworama,&rdquo; the parade will feature a procession of illuminated art cars and a 3-D light show projected on the exterior of the convention center.</p>
<p>The Invincible Czars will perform &ldquo;Nutcracker Suite&rdquo; in Discovery Green before the event, and there will be a balcony viewing party on top of the convention center. A late-night event called AfterGlow will allow Houstonians to party into the wee hours of the night with live music.</p>
<p>The parade is also sponsored by the Houston Downtown Alliance, Art Cars of Houston, ABC-13 KTRK, City of Houston Convention &amp; Entertainment Facilities of Houston, City of Houston through the Houston Arts Alliance, Bud Light, LD Systems, Continental Airlines Inc. (NYSE: CAL) and Autorama.</p>

<p>The Houston-Sugar Land-Baytown area moved up 11 spaces to claim the fifth spot on this year's <a class="story_clink" href="http://www.bizjournals.com/houston/gen/Milken_Institute_F0E07EA1E17C4E31AC68C12F3D7EEA08.html"><strong><span style="color: #000000;">Milken Institute</span></strong></a>/<a class="story_clink" href="http://www.bizjournals.com/houston/related_content.html?topic=Greenstreet%20Real%20Estate%20Partners"><strong><span style="color: #000000;">Greenstreet Real Estate Partners</span></strong></a> Best Performing Cities Index.</p>
<p>The city was also the largest in the Top 10, according to the index.</p>
<p>Austin-Round Rock area took the top spot among the 200 largest metro areas, followed by Killeen-Fort Hood-Temple; Salt Lake City; and McAllen-Edinburg-Mission. Rounding out the list were Durham, N.C.; Olympia, Wash.; Huntsville, Ala.; Lafayette, La.; and Raleigh-Cary, N.C.</p>
<p>Houston ranked seventh in both job growth and wage and salary growth for the one-year period examined by the index. Its performance was based on both a low cost of doing business and its role as a major center for health services and the oil and gas industry.</p>
<p>The index ranks U.S. metro areas based on their ability to create and sustain jobs, measuring employment, salary growth and technology output.</p>
<p>&ldquo;Texas&rsquo; strong position in our best performing cities study demonstrates that a favorable business climate, combined with a low-cost/low-tax environment, is highly supportive of job creation,&rdquo; said Ross DeVol, senior economist at the Milken Institute and lead author of the report. &ldquo;The state has diversified its economy by fostering several key high-tech clusters, and the passage of Proposition 4, allocating $500 million in funding for research universities, will make Texas an even more formidable competitor in the future.&rdquo;</p>

<p>Houston may have a bad reputation for its hot weather and heavy traffic, but when it comes to starting a small business, the city is one cool kid.</p>
<p><em>Fortune</em> Small Business has ranked the Bayou City No. 4 among the top large metro areas for business startups.</p>
<p><em>Fortune</em> raves about Houston&rsquo;s ability to weather the current recession, the addition of 500,000 new jobs over the past five years, and the city government&rsquo;s work on curbing pollution, diversifying the economy and investing in public transportation. And of course, there&rsquo;s the Texas Medical Center and the city&rsquo;s ranking as the largest municipal purchaser of green power in the country, according to the <a class="story_clink" href="http://www.bizjournals.com/houston/related_content.html?topic=Environmental%20Protection%20Agency"><strong><span style="color: #000000;">Environmental Protection Agency</span></strong></a>.</p>
<p>However, <em>Fortune</em> did bring up that pesky Mother Nature issue, and the fact that businesses are now having a tough time finding hurricane insurance.</p>
<p>But, weather didn&rsquo;t stop <em>Fortune</em> from naming tornado-prone Oklahoma City as the best city for starting a small business. Despite its weather issues, OKC received kudos for its low foreclosure rate as well as the large number of local investors just itching to lend money. Rounding out the top four were Pittsburgh and Raleigh, N.C.</p>

<p>The rankings were determined by median income, cost of living, job growth and the quality of the business environment.</p>
<p>Most importantly, the magazine stated that "if you are worried about the economic situation changing in Houston, Dallas or Austin, in the next few years, don't be.&nbsp; As health care, technology and energy take more employees into their ranks, cities that specialize in these core industries will continue to draw skilled workers and dole out attractive compensations."</p>

<p style="margin: 0in 0in 0pt;">By replacing just five incandescent light bulbs with compact fluorescent (CFL) bulbs, you can save $100 per year on electric bills while using up to 75 percent less energy and removing greenhouse gases from the environment.</p>

According to ENERGY STAR, if just one in 10 homes used ENERGY STAR-qualified appliances, the impact could be compared to planting 1.7 million new acres of trees. And, switching to these appliances is not only good for the environment, but easy on your pocketbook. Although these appliances may costs more, you can reduce your energy bill by $80 per year.</p>

This will help decrease your heating and air conditioning bill. But make sure you use silicone sealants. Acrylic caulk tends to shrink, while silicone sealants are waterproof and won&rsquo;t shrink or crack, creating less waste.</p>

By installing low-flow toilets, showerheads and faucets, you can save thousands of gallons of water each year. In addition, replace leaky fixtures. That slow-dripping faucet can waste as much as 2,400 gallons of water per year.</p>

And if you use a programmable thermostat, you can program your air-conditioning and heating systems to reduce output while no one is at home or at night while you sleep. Ceiling fans are also helpful in circulating the air to keep the room cool in the summer and warm in the winter.</p>

<p>While the national housing bust has devastated property values, it has also created some outstanding bargain opportunities for would-be home buyers&mdash;<em>if </em>you know where to look. During the first half of the decade, easy credit and speculative fervor sent home prices in certain states&mdash;Florida, California, Nevada&mdash;scorching to phenomenal heights. But nearly three years into a real estate crash that's dragged home prices down 32 percent from their 2006 peaks, some of these once wildly overpriced markets present today's real estate shoppers with perhaps their best shot at long-term value. "What we have seen is that those markets that became significantly overvalued [during the housing boom] are right now very undervalued," says Jeannine Cataldi, senior economist and manager of IHS Global Insight's Regional Real Estate Service.</p>
<p><a href="http://www.usnews.com/business/best-places/listing/texas/houston"><span style="color: #005497;"><strong>Houston</strong></span></a><strong>.</strong> Unlike other metropolitan areas, Houston has not been hammered by the national housing bust. In fact, real home prices increased nearly 5 percent from the first quarter of 2008 to the first quarter of 2009, according to a Brookings Institution report. But even without a sharp decline in real estate values, projected job and population growth should drive future home price appreciation and create value, says James Gaines, a research economist at the Real Estate Center at Texas A&amp;M University. "The medium- and long-term prospects for Houston are extremely good," he says. The area's low-tax, pro-business climate will lure new employers to Houston and help bolster an already sound local economy anchored by the energy and healthcare sectors, Gaines says. More jobs, of course, mean more residents and greater demand for housing. "[Houston has] good demographic growth, job growth, and a reasonably balanced housing market," he says. The median home price in<strong> </strong>Houston was $120,000, in the first quarter, which IHS Global Insight considers 37 percent undervalued.</p>

Cinco Ranch had 467 new-home sales during this time, compared to 446 sales for the same period in 2008.&nbsp;The 21-unit increase represents a 4.7% increase for the first six months of 2009 over the previous year.&nbsp; </span></span></p>

<p>Another milestone for Houston in the real estate arena came from the Texas A &amp; M Real Estate Center quoting Mike Inselmann, President of MetroStudy about new home sales in Houston: &rdquo;</p>
<p>&ldquo;Despite sharp cuts in new home production, <strong>Houston still ranks as the nation&rsquo;s top home-building market from March 2008 to March 2009</strong>, when builders started 22,502 homes and closed 28,326.&rdquo;</p>
<p>Houstonians are fortunate to be living in a city where the number of&nbsp; single-family homes on the market [inventory]&nbsp;has declined more than the number of home sales&nbsp;or for that matter, the amount of buyer-demand.</p>
<p>In a nutshell, May YTD single family home sales in Houston according to the Houston Multiple Listing Service:</p>
<ol>
<li>Sales have reached 19,597 through May 2009, a 21% decline over year-to-date 2008.</li>
<li>Dollar volume sold YTD as recorded in Houston Real Estate Informaton Services is&nbsp;$3,754,771,410, a 26% drop in volume found year-to-date in 2008.</li>
<li>The average sales price of Houston&nbsp;single-family homes is $191,599 or 7% less than last year.</li>
<li>The median price is $145,000 and that is only 3% less than last year.&nbsp; Median is the mid-point price&nbsp;where half the homes sold above&nbsp;and half sold below.</li>
<li>Pending sales recorded year-to-date are 15,072 or down by 22%.</li>
<li>The most positive note in the market is that new listings are down by 24%, a decline greater than sales and also key to retaining home value.&nbsp; Active listings reached 27,769 and that figure is down by 22% from this time last year.</li>
</ol>
<p>All real estate is local and with the land mass of Houston, one of the nation&rsquo;s largest cities geographically and in population, the overall market appears much different than subsets of the whole.&nbsp; Some areas of Houston are in an appreciating mode, while others are not as favorable.</p>
<p>The top 5 residential areas ranked by hotness for May 2009 are:</p>
<ol>
<li><strong>Katy -</strong> the south area with a hotness ratio of 22.5%, meaning 22.5% of all listings in the area received a contract in the month of May.</li>
<li><strong>Pasadena area</strong> - hotness ratio of 17.9%</li>
<li><strong>Fort Bend West</strong> - hotness ratio of 17.3%</li>
<li><strong>Near North -</strong> hotness ratio of 16.5%</li>
<li><strong>Southeast</strong> - hotness ratio of 16.3%</li>

<p class="mdBlack"><strong>HOUSTON &mdash; (June 16, 2009) &mdash; </strong>Sales of single-family homes for the greater Houston area achieved the highest volume of 2009 in May, and average and median home prices climbed to the highest levels since August 2008, showing signs of a real estate market that is benefiting from seasonal spring home buying. However, compared to one year earlier, overall May property sales were down 23.3 percent and sales of single-family homes dropped 21.2 percent, according to new monthly data compiled by the Houston Association of REALTORS&reg; (HAR). <br /></p>
<p class="mdBlack">At $157,450, the May single-family home median price &ndash; the figure at which half of the homes sold for more and half sold for less &ndash; rose 1.6 percent versus one year earlier. The average price of a single-family home in Houston edged up 0.3 percent last month to $213,474 compared to May 2008. <br /><br />Sales of foreclosure properties continued to shrink in May. Those properties, which typically sell below market prices, made up 19.9 percent of all single-family home sales in the Houston area. That compares to 34.0 percent in January, 28.0 percent in February, 24.5 percent in March and 23.6 percent in April. The median price of May foreclosure sales reported in the Multiple Listing Service (MLS) tumbled 5.3 percent from $89,900 to $85,108 on a year-over-year basis. <br /><br />Sales of all property types in Houston for May totaled 5,539, off 23.3 percent compared to May 2008. Total dollar volume for properties sold during the month was $1.1 billion versus $1.5 billion one year earlier, a 23.8 percent decline.<br /><br />Demand for rental properties eased slightly in May, with leases of single-family homes up 0.1 percent and leases of townhouses and condominiums up 6.2 percent on a year-over-year basis. This may be an indication that consumers are growing more inclined to purchase rather than lease homes, especially as interest rates&mdash;still at historically low levels&mdash;begin to rise.<br /><br />&ldquo;The more I speak with real estate associations around the country, the more I appreciate the strength with which the Houston market has weathered the economic downturn,&rdquo; said Vicki Fullerton, HAR chair and broker of record at RE/MAX of The Woodlands &amp; Spring. &ldquo;Our current housing climate has been performing at about 2004 levels while other regions of the U.S. are suffering what Houston endured back in the 1980s,&rdquo; she added. &ldquo;Many Houston Realtors are reporting increased activity this spring, and we hope that translates to measurable improvement in overall market performance.&rdquo; <br /><br /><strong>May Monthly Market Comparison</strong><br />The month of May brought Houston&rsquo;s overall housing market mixed results when all listing categories are compared to May of 2008. Total property sales and total dollar volume fell on a year-over-year basis while average and median single-family home sales prices rose. <br /><br />The number of available properties, or active listings, at the end of May fell 15.1 percent from May 2008 to 45,282. That is just 13 more active listings than one month earlier, in April 2009, and continues to reflect balanced levels of housing inventory. <br /></p>
<p class="mdBlack">Month-end pending sales&mdash;those listings expected to close within the next 30 days&mdash;totaled 3,637, which was 24.7 percent lower than last year and suggests another decline in sales when the June numbers are tallied. The month&rsquo;s inventory of single-family homes for May came in at 6.2 months, down 5.4 percent from one year earlier. The national month&rsquo;s inventory of single-family homes rose slightly to 10.2 months, according to the National Association of REALTORS&reg; (NAR).</p>

<p class="mdBlack">At $213,474, the average sales price for single-family homes rose 0.3 percent from May 2008, when it was $212,872. The figure is at its highest level since last August. The median price of single-family homes in April was $157,450, up 1.6 percent from one year earlier. The national single-family median price reported by NAR is $169,800, illustrating the continued higher value and lower cost of living that the Houston market offers consumers.<br /><br />

<p class="mdBlack">May sales of single-family homes in Houston totaled 4,797, down 21.2 percent from May 2008, and accounted for the 21st consecutive monthly drop. However, that volume is the highest so far for 2009. Year-over-year sales of single-family homes priced at $80,000 and below declined 12.3 percent in May, reflecting tapering foreclosure-related transactions.<br /></p>

<p class="mdBlack">HAR also reports existing home statistics for the single-family home segment of the real estate market. In May 2009, existing single-family home sales totaled 4,019, a 21.4 percent decrease from May 2008. At $196,866, the average sales price for existing homes in the Houston area rose 0.5 percent compared to last year. The median sales price of $147,400 for the month was up 1.6 percent from one year earlier.</p>

<p class="mdBlack"><strong>Townhouse/Condo Update</strong></p>
<p class="mdBlack">The number of townhouses and condominiums sold in May fell compared to one year earlier. In the greater Houston area, 399 units were sold last month versus 618 properties in May 2008, translating to a 35.4 percent decrease in year-over-year sales. However, that still represents the highest sales volume for all of 2009.</p>

<p class="mdBlack">The average price of a townhouse/condominium fell to $156,907, down 11.1 percent from one year earlier. The median price declined 18.7 percent to $125,950 from May 2008 to May 2009.<br /></p>

Single-family home rentals rose 0.1 percent last month compared to a year earlier. Year-over-year townhouse/condominium rentals rose 6.2 percent.</p>
